    General Manager (Asset Management)

    About the Role

    The General Manager will take full ownership of a mixed-use property portfolio, retail, commercial and residential, within a lean, owner-led structure. This is a highly hands-on role requiring both strategic leadership and direct execution. With limited internal resources, the successful candidate will act as the central decision-maker and coordinator across all aspects of the portfolio, driving financial performance, managing external partners and ensuring efficient day-to-day operations.

    The role suits a commercially sharp, self-sufficient operator who is comfortable working autonomously and making decisions with direct accountability to the Owner. The working pattern is hybrid, with a Cork-based presence required, the central asset is undergoing active redevelopment, and securing new vendors and tenants to populate the redeveloped centre is a defining priority of the first 12 months.

    Critical priorities include leading the delivery of the centre's redevelopment, securing new vendors (shops, F&B and cultural tenants) ready for re-opening, and driving NOI growth across the portfolio. The role reports directly to the Owner, with salary up to €100,000 DOE.

    Key Responsibilities

    • Maximise income and asset value across the mixed-use portfolio
    • Lead redevelopment delivery of the central asset, managing contractors through build, fit-out, pre-opening, snag and launch
    • Secure new F&B, retail and cultural vendors ahead of and through re-opening
    • Take full responsibility for budgeting, forecasting, cash-flow, rent rolls, arrears and cost control
    • Lead or directly negotiate leases, renewals and rent reviews, and drive occupancy
    • Appoint, manage and challenge managing agents, letting agents, contractors and service providers
    • Manage capital projects and value-add initiatives with tight, ROI-driven budget control
    • Act as the Owner's proxy in all property matters, with clear, decision-focused reporting

    Requirements

    • 10+ years in property asset management, ideally across mixed-use portfolios
    • Proven ability to operate in small teams or entrepreneurial environments
    • Strong track record of delivering results without heavy support structures
    • Cork-based, or able to commit to a Cork-based presence given the active redevelopment
    • Highly commercial and decisive, with strong financial and cash-flow management
    • Confident negotiator across leases, contracts and suppliers
    • Comfortable being both strategist and executor, and an outgoing host and networker
